New GST Rebate for First-Time Home Buyers in Canada (2025 Update)

As of May 27, 2025, the federal government introduced a new First-Time Home Buyers’ GST Rebate, and it could save you up to $50,000 when purchasing a newly built home.

You are qualified if you are a Canadian Citizen or PR first-time home. You enjoy a rebate for a $1 million to $1.5 million new home.

What Types of Homes Are Eligible?

You can qualify in several situations:

✔ Buying from a builder

If you purchase a brand-new home and will be the first person to live in it

✔ Building your own home

GST paid on construction costs may be eligible

✔ Co-op housing

Some co-operative housing purchases may also qualify

Important Deadlines

To be eligible:

  • Your purchase agreement must be signed between May 27, 2025 and 2031
  • If building:
    • Construction must start before 2031
    • Home must be completed by 2036

Missing these timelines = no rebate

Key Restrictions to Know

  • You can only claim this rebate once in your lifetime
  • If your spouse already used it → you cannot claim it again
  • Assignment sales from older contracts (before May 27, 2025) do not qualify

The government is also watching for people trying to “game” the system by cancelling and re-signing contracts.

How This Works at Closing (Important)

In many cases, the builder may apply the rebate directly, reducing what you pay on completion.

But here’s the catch:

  • If applied incorrectly, the builder can be liable
  • That means strict verification is required
