BC Home Owner Grant : Who Qualifies and How to Apply

What is the BC Home Owner Grant?
The Home Owner Grant is a property tax deduction available to eligible homeowners in British Columbia. It reduces the amount of property tax you owe to your local municipality each year, provided the home is your principal residence.
Who Qualifies for the Home Owner Grant?
To be eligible for the BC Home Owner Grant, you must;
- Be the registered owner of the residence (or a spouse or relative of the deceased owner)
- Be a Canadian citizen or permanent resident of Canada
- Live in B.C.
- Occupy the residence as your principal residence
(Your principal residence is the usual place that you make your home. It’s where you live and conduct your daily affairs, like pay bills and receive mail. It’s also generally the residence used in your government records for your income tax, medical services plan, driver’s license and vehicle registration.) - The assessed or partitioned value of your property does not exceed the grant threshold;
The grant threshold for 2025 is $2,175,000. You may be able to claim the full grant amount if your property has an assessed or partitioned value of $2,175,000 or less.
However, the regular grant amount is $0 if the residential or partitioned value is over $2,289,000 ($2,329,000 in the northern and rural area).
The additional grant amount is $0 if the residential or partitioned value is over $2,344,000 ($2,384,000 in the northern and rural area).
The B.C. government says roughly about 95 per cent of homeowners in the province are eligible for the B.C. Home Owner Grant in 2025.
How much can you claim?
Grant amounts vary depending on where you live and your age:

How to claim?
Even if you qualify, the grant is not applied automatically. You must apply for the grant each year, and only one grant can be claimed per property annually.

What happens in a Sale/Purchase of Property?
If you are buying or selling a property, there are other factors that will determine the amount you can claim for the home owner grant.
If you purchased your property during the current tax year, you may be eligible for the home owner grant if you meet the following requirements:
- The previous owner did not claim the grant on the property
- You did not receive the grant this year for another property
- You’re occupying the property as your principal residence when you apply for the grant.
